The Languedoc Roussillon has nearly 200kms of beaches, 30 seaside resorts and inland a rural green country area in which tourism is developing at a great pace. Also don't forget the National Park of the "Haut Languedoc" and two mountain areas boasting 12 ski resorts as well as 13 thermal resorts (such as Lamalou-les-Bains). This area holds first place for nature reserves in Europe and also has the largest area of vineyards in the world meaning the wine here is cheap and very cheerful! Steeped in history, there are architectural monuments dating from Greek and Roman times as well as the Canal du Midi, which has been classed as a world heritage site by UNESCO. There are 90 various festivals throughout the year, the most important of which is the Féria de Béziers during August. Montpellier is buzzing with new shops, restaurants and cultural events. Even sleepy Narbonne has sprung to life. As far as tourism goes, the Languedoc Roussillon is France's 3rd largest tourist area by capacity with 1.8 million beds and 100 million tourist/nights of stay per year. There are more than 1000 hotels, 800 camping sites and 4800 gîtes or chambre d'hôtes.

 

Recently over-shadowed by the more glamorous Provence, Languedoc is finally coming into its own. French, British, Germans and Dutch are pouring into the area, lured by superb weather, lower property prices and the relatively untouched countryside.

 

Practical info : Thézan les Béziers is a small, typical Languedoc village surrounded by vineyards. The villagers are welcoming to strangers and although most do not speak any English, they are always helpful and you should have ample opportunities to work on your French. Village shops include a fantastic baker renown for his wicked chocolate creation called 'Le Royale'. There is a small local market twice a week, a pharmacy, a doctor, a post office and a number of cafés to choose from.

 

The nearest large town is Béziers, approximately 14 km to the south. Steeped in medieval history with a magnificent cathedral at its centre, Béziers has superb restaurants (many clustered around tree lined squares), an opera house and several art galleries. Traditional markets supply a wide range of local produce including fresh fish and sea food, rich cheeses and fresh fruit and vegetables. The famous Canal du Midi passes through the town and offers a wide range of activities including boat trips and magnificent walks.

 

This area still retains the character of provincial France unlike many of the more famous areas on the Mediterranean coast. Amongst the famous wines produced in this area are St Chinian and Minervois which are available directly from local produces or supermarkets at extremely low prices.

 

Ryanair fly to Perpignan and Carcassonne and also to Montpellier, all within 90 minutes drive of the residence. Air France also run flights out of Montpellier to many airports throughout the UK. Easyjet runs flights from Gatwick to Toulouse 2 hours drive away. Motorway and TGV train access are found in Béziers, 15 minutes drive away. Train access from the UK is really becoming something worth considering, especially with train times to Paris due to be cut by 20 minutes in 2007. Upon arrival by Eurostar in Paris, just cross over to the Gare de Lyon via Metro line 4 and line 1 and you could be down in the Languedoc in time for lunch.

Well, the property is in livable condition but you'll have to do to quite a bit of DIY work to get it into good condition.  And, possibly the best thing about the house is that there is a possibility of making a terrace on the third floor by taking the roof off and reinforcing the floor on the third floor, so that rain doesn't seep through the whole house. The ground floor consists of three cellars, of which one has a sink.  One of the four bedrooms is on the first floor along with the kitchen, and the dining room and a separate WC.  There is also a cupboard for your storage needs under the stairs.  The shower room is found on the second floor along with the other bedrooms, of which one has a fitted wardrobe.  You may have to be redo the electricity as this dates from the 1980s.

Our opinion : this property really does have a lot of potential as long which you’re prepared to get your hammer and your paintbrush out to sort it out and little bit.  The possibility of a rooftop terrace is a real plus and we particularly like the impressive views. The 1100000
