Large villa situated in a tranquil green residential area of St Jean de Luz just a few minutes from the centre of town and the lovely beaches but very much in its own oasis of green. Just a stroll into town will remind you of all the elements that made St Jean de Luz the "St Tropez" of the Atlantic coastline. Formerly, (and still) a busy fishing village, (yes you can still buy your freshly-caught seafood and fish in the early morning market as the boats come in!), it has kept all its charm and has now become a very fashionable destination with trendy shops, restaurants and bars, great night-life, and superb beaches protected from the waves by a natural barrier. St. Jean de Luz has many beautiful old houses and interesting souvenirs and Louis XVIII married the infant Marie-Thérèse here in 1660 following the famous signing of the treaty of the Pyrénées. In fact, St. Jean de Luz has been a very popular seaside resort since 1848 and operates all year round thanks to its particularly temperate climate. Loads of things to do here, the "pelote basque" is the local sport but don't forget the tennis tournament, the regattas, the surfing, wind surfing, fishing in the sea and local rivers and hunting game!  And how about the delicious local food specialities (charcuterie, fresh fish and seafood, wines ...)? And if St Jean is not big enough for you, just drive 15 km to Biarritz (casinos, spa centres, luxury shops and hotels, bronzed surfers riding the waves...) or 20 km to Bayonne (great fish restaurants, historical monuments and famous for the Ham and Chocolates) or 15 km to Spain!  Practical info : shops and schools in immediate proximity, beaches 5 mn away, railway station 5mn, Biarritz airport 20 mn away, (low-cost daily flights to London Stansted and now Dublin too with Ryanair approx 1½ - 2 hrs) local Chantaco golf course at 10 mn, Golfe de la Nivelle around 12 mins away and fishing in the River Nive just 15 minutes away.

Description:

Large traditional character southwest facing Basque villa built in 1980, with excellent views all around due to its dominant position. The property is in excellent condition and is currently divided into 2 apartments. The larger apartment has a lovely double-aspect "cathedral" style open-beamed living/lounge/diner 45m2 with a feature fireplace and leading out to a covered southwest facing terrace 50m2, with views over the Rhune Mountain and St. Jean de Luz. Fully fitted, equipped and tiled southwest facing kitchen 13m2, with adjacent laundry room, office/study and cloakroom/WC. Four bedrooms with parquet flooring,  2 of 11m2 facing west with fitted cupboards and 2 facing south 11m2 and 13m2, one with own washbasin and toilet. Fully tiled and fitted bathroom/WC. At garden level the smaller apartment has a southwest facing living/lounge/diner, 20m2, a fully fitted, equipped and tiled kitchen 9m2, two bedrooms, 11m2 and 12m2 and a bath (shower) room with separate WC. Full gas central heating. Large garden, 1407m2 with a patio/terrace, BBQ, double garage, block-paved front driveway and plenty of room to build a swimming pool, if required.

Our opinion: A quality construction, in a sought after residential area of St Jean de Luz, with good volumes and great views due to its dominant position. This villa is currently arranged as two independent apartments but could very easily be restored into one house. However, it may suit those who wish to either rent one of the apartments, seasonally or annually and receive a good income or use it when friends and family arrive.  Very good decorative order and condition, a lovely residence for a large family.

Price: 698 000 € (Excluding French Legal Fees)
